Welcome to RoCo Roofing
Commercial Roof Inspection in Holland & West Michigan
RoCo Roofing provides commercial roof inspections across West Michigan for property managers, building owners and businesses. We inspect the membrane or panels, seams, flashing, drains and rooftop penetrations, then deliver a photo report with prioritized repairs and budget estimates. Annual and post-storm inspections are available.
A documented inspection with photographs, a written condition report, and an honest answer on whether you need work now or can budget for it next year.
A commercial roof inspection documents the condition of every seam, penetration, drain and flashing detail, and identifies wet insulation that cannot be seen from the surface. RoCo Roofing provides written reports with photographs across Holland, Grand Rapids and West Michigan, for routine maintenance, insurance claims, warranty compliance and property transactions.
Why Commercial Roofs Need Inspecting
Commercial roofs fail quietly. There is rarely a dramatic leak. A seam opens, water tracks sideways beneath the membrane, and the first anyone knows is a stained ceiling tile above inventory or equipment — usually a long way from where the water actually got in.
By then the insulation underneath is wet. What would have been a seam repair has become a section replacement, and wet insulation keeps performing badly long after the leak is fixed.
There is a second reason that catches building owners out. Most manufacturer warranties require documented inspections and maintenance to stay valid. Skip them for a few years and the warranty that was part of the purchase decision quietly stops applying — usually discovered at the moment you need it.

Types of Inspection We Provide
Routine Condition Inspection
A full survey of the roof surface, seams, penetrations, drains, flashing and parapets, with photographs and a written report. Recommended twice a year, spring and autumn.
Moisture Survey
Wet insulation is invisible from the surface. A moisture survey maps where water has already entered the roof system, so repairs target the actual problem rather than the visible symptom.
Storm Damage Assessment
Documented inspection after hail, wind or heavy snow, with photographs and detailed reporting prepared for an insurance claim. We can meet your adjuster on site.
Due Diligence Inspection
For buying, selling or refinancing a commercial property. An independent assessment of the roof’s condition and remaining service life, in writing, for your file.

Frequently Asked Questions
How Often Should a Commercial Roof Be Inspected?
A commercial roof should generally be inspected at least twice a year, ideally in spring and fall. Additional inspections after severe weather can help identify damage early and prevent costly roofing problems.
What Does a Commercial Roof Inspection Include?
A commercial roof inspection typically includes checking roofing materials, seams, flashing, drainage systems, and visible signs of leaks or water damage. The inspection helps identify potential issues and determine whether repairs or maintenance are needed.
How Much Does a Commercial Roof Inspection Cost?
The cost depends on the roof’s size, accessibility, roofing system, and inspection requirements. Contacting a professional roofing contractor can help you get an estimate tailored to your commercial property.
Can a Commercial Roof Inspection Prevent Expensive Repairs?
Yes. Regular inspections help identify minor issues before they develop into major roofing problems. Early detection can reduce unexpected repair costs, minimize water damage, and help extend the roof’s lifespan.
When Should I Schedule a Commercial Roof Inspection?
You should schedule an inspection if you notice leaks, pooling water, damaged roofing materials, or ceiling stains. Inspections are also recommended after severe storms and as part of routine commercial property maintenance.
