Standing seam and metal panel systems for commercial buildings — the longest service life of any roof we install, and the best performer under lake-effect snow.
Commercial metal roofing uses standing seam or metal panel systems that typically last 40 to 60 years, considerably longer than membrane roofing. It sheds snow rather than holding it, works on both low-slope and pitched buildings, and can be retrofitted over a failing flat roof to add drainage slope. RoCo Roofing installs and maintains metal systems across West Michigan.
Considering a membrane instead? Compare TPO roofing and EPDM roofing, and protect your investment with commercial roof inspections and preventive maintenance.
What Commercial Metal Roofing Is
Two systems cover most commercial work in West Michigan.
Standing seam is the premium option. Metal panels run vertically up the roof, joined by raised seams that sit above the water line, and fastened with concealed clips that let the metal expand and contract without tearing at the fixings. There are no fastener holes through the surface of the roof, which removes the most common leak point in any metal system.
Exposed fastener panels — R-panel, corrugated and similar — are screwed through the face of the metal. They cost considerably less and suit agricultural buildings, warehouses and storage structures. The trade is that every screw has a rubber gasket, and gaskets have a shorter life than the panel does.
On both, the metal itself typically outlasts everything else on the building.

Metal Roofing Services for Commercial Buildings
Standing Seam Installation
Concealed-fastener standing seam systems for new builds, additions and full replacements. No penetrations through the roof surface, and panels that move freely with temperature.
Metal Retrofit Over Flat Roofs
Lightweight framing installed over a failing low-slope roof to create genuine drainage slope, with metal panels over the top. Ends ponding permanently, often without a full tear-off.
Metal Roof Repair & Restoration
Failed fastener gaskets, loose seams, damaged flashing and corrosion at panel ends. Restoration coatings where the panels are sound but the finish has weathered.
Inspection & Maintenance
Scheduled inspections twice a year with photographic reports. On metal roofs this means checking fasteners, seams, sealant at penetrations and the condition of the coating.
Metal Roofing Projects
Standing seam and metal panel roofs completed across West Michigan — warehouses, agricultural buildings, light industrial properties and commercial units. Every project scheduled around the building’s operating hours.
