What EPDM Actually Is

EPDM stands for ethylene propylene diene monomer. In plain terms it is a sheet of synthetic rubber, rolled out across the roof deck over insulation and sealed at the seams.

It has been on commercial buildings since the 1960s, which makes it the most thoroughly proven flat roofing system in use. That matters more than it sounds. Every newer material comes with a projected service life; EPDM has roofs still in service that you can go and look at.

The material itself is simple — rubber, with very few components to fail — and it stays flexible across a wide temperature range. It also happens to be the easiest flat roof system to repair, which becomes relevant around year fifteen.
